What landlords need to know
Under the Gas Safety (Installation and Use) Regulations 1998, landlords must:
- Have every gas appliance, fitting and flue checked by a Gas Safe registered engineer every 12 months
- Give a copy of the gas safety record to existing tenants within 28 days of the check, and to new tenants before they move in
- Keep a copy of each record for at least two years
- Make sure gas appliances are maintained in a safe condition between checks
What the check covers
- Every gas appliance in the property, such as the boiler, gas fire, cooker and hob
- Flues and chimneys, ventilation and burner pressure
- Safety devices and a tightness test on the gas supply
- A written gas safety record (CP12) for your files and your tenants

Any repairs needed are quoted separately. A boiler service can be done on the same visit, saving you a second appointment.
Landlords with several properties
If you let more than one property in Reading, Caversham or Emmer Green, I can line up the checks so they are done in one go and are easy to keep track of each year. Just mention how many properties you have when you get in touch.
